designing for the architecture of Presidio Heights
Presidio Heights has a quiet presence. Its streets are home to residences built in the late 19th and early 20th centuries, from Victorian and Edwardian homes to Tudor, Classical Revival, and Mediterranean Revival houses. Their beauty is often found in the details: balanced proportions, original millwork, bay windows, soaring ceilings, and aged wood floors. There is an understated elegance to the architecture, with a strong sense of history.
That character guides our work. We begin by looking at the home as a whole: its proportions, architectural details, natural light, and the way its rooms connect. We preserve what feels essential, restore what has been lost, and introduce changes that allow the home to evolve with the way our clients live.
The same approach carries through to the materials and finishes. We choose elements that complement the home rather than compete with it: aged brass, natural stone, and plaster for their texture and enduring beauty. The goal is not to make a period home feel new. It is to create a home that feels refined and elevated for modern living.

Meet MISS Alice
A TAILORED DESIGN EXPERIENCE
ALICE CHIU
Founder & Principal Designer
Alice leads a close-knit, in-house team, remaining directly involved throughout every project from the first conversation and early plans to material selections and the final installation. The team brings the work to life alongside her, with Alice guiding the vision and overseeing the details at every stage.
The studio takes on a limited number of projects each year, by design. It is a deliberate approach that allows each home the attention it deserves and each client a direct relationship with Alice throughout the process.
Every project begins the same way: with a conversation.
HOW A Presidio Heights RESIDENCE COMES TO LIFE
1. DISCOVERY CALL
A first conversation about your home, timeline, and how you live within your space. Approximately 30 minutes.
2. ONSITE CONSULTATION
We walk through your home together to understand the architecture, natural light, and your vision for the project. Typically 2–2.5 hours.
3. DESIGN PROPOSAL
A clearly defined scope, investment, and deliverables, guiding the project from concept through installation.
4. FULL-SERVICE DELIVERY
Design concept, drawings, and 3D visuals are developed within the studio, with sourcing and full oversight through construction.
STUDIO GUIDE
An Overview of Working with Miss Alice Designs in Presidio Heights
investment IN PRESIDIO HEIGHTS HOMES
Presidio Heights projects often involve a significant level of investment, reflecting the scope of the work and the caliber of craftsmanship involved. Full-home renovations can easily exceed $1M once construction, custom details, and furnishings are included. Alice limits the number of projects she takes on each year so that each home receives the depth of attention the work requires.
TIMELINE FOR PRESIDIO HEIGHTS PROJECTS
For many projects, the timeline from signed agreement to installation is a year or more, depending on the scope and complexity of the work.
The size of a home does not necessarily determine the timeline. Smaller spaces can require just as much time when the project involves extensive renovation, custom details, and a fully furnished interior. Custom furnishings and made-to-order pieces can add four months and more of lead time on their own.
Ultimately, the scope of the project and the selection of materials and furnishings have the greatest influence on the timeline.
WORKING WITH ARCHITECTURAL CHARACTER AND DETAIL
Many Presidio Heights homes have been renovated before, sometimes more than once. The work begins by understanding what came before and deciding what should remain, what should be refined, and what can be reimagined. Some original details are preserved, while others are updated to suit the way our clients live. Where earlier renovations have compromised the home’s character, we restore or rebuild with care and craftsmanship.
FROM CONCEPT THROUGH COMPLETION
Our full-service projects are billed hourly, allowing the scope to evolve as the work progresses. This approach is particularly well suited to whole-home renovations, where existing conditions, construction discoveries, and design decisions can shape the work along the way.
Following the on-site consultation, you’ll receive a detailed proposal outlining the scope of work and anticipated investment, so you have a clear understanding of how the project will be structured from the outset.
Each project begins with an inquiry form and a brief introduction to your home and scope of work. If there is alignment, an on-site consultation is scheduled to explore the project in greater detail and determine next steps.
HOW WE BEGIN
CLIENT REFLECTIONS
“Miss Alice Chiu of Miss Alice Designs did a wonderful job with her design for my Victorian flat remodeling. Her kitchen concept was functional and beautiful and she gave me great direction on paint colors, light fixtures, floor stains and many other details. She is also a terrific project manager and has a strong work ethic, attention to detail, and integrity. A pleasure to work with, she has both a strong point of view and openness to collaboration. I recommend her without reservations.”
