designing for the architecture of hayes valley
Hayes Valley blends classic San Francisco architecture with contemporary design. Its mix of character-filled residences and modern developments reflects a neighborhood that continues to evolve while retaining its own identity. Walkable streets and varied architecture contribute to its appeal, with homes that balance original character and modern comfort.
Designing in Hayes Valley begins with understanding what makes each home unique. Whether preserving architectural details or updating a more contemporary property, the goal is to bring the architecture and interiors into harmony with the way people live today. Original millwork, natural light, and the flow between rooms all help create spaces that feel cohesive and considered.
The best transformations respect each home’s character while enhancing everyday living. The result is a balance of architectural integrity, comfort, and enduring style.

Meet MISS Alice
A TAILORED DESIGN EXPERIENCE
ALICE CHIU
Founder & Principal Designer
A Victorian rowhouse rewards a designer who knows how to work small without making the home feel small, and that's largely how Alice approaches every Hayes Valley project. She handles the space planning herself, down to inches that matter more here than they would in a larger home, and stays hands-on straight through installation.
She takes on a limited number of projects each year. Every one of them starts the same way: a conversation.
HOW A hayes valley RESIDENCE COMES TO LIFE
1. DISCOVERY CALL
A first conversation about your home, timeline, and how you live within your space. Approximately 30 minutes.
2. ONSITE CONSULTATION
We walk through your home together to understand the architecture, natural light, and your vision for the project. Typically 2–2.5 hours.
3. DESIGN PROPOSAL
A clearly defined scope, investment, and deliverables, guiding the project from concept through installation.
4. FULL-SERVICE DELIVERY
Design concept, drawings, and 3D visuals are developed within the studio, with sourcing and full oversight through construction.

An Overview of Working with Miss Alice Designs in hayes valley
investment IN hayes valley HOMES
Hayes Valley projects skew smaller in footprint than some other San Francisco neighborhoods, but rarely smaller in scope. Kitchen and multi-room renovations here often fall in the mid six figures. Alice limits her yearly project count so even a compact home gets the same depth of attention as a much larger one.
TIMELINE FOR hayes valley PROJECTS
A smaller footprint doesn't necessarily mean a shorter timeline. Plan for close to a year from signed agreement to installation, with custom pieces and made-to-order materials carrying their own four-month-plus lead times regardless of the home's size.
WORKING WITH ARCHITECTURAL CHARACTER AND DETAIL
Original Victorian detail, crown molding, wainscoting, period trim, is one of the best assets a Hayes Valley home has, and it's treated that way. Where it survives, it's preserved and worked around. Where it's been stripped out by a previous owner, it's reintroduced with the same craftsmanship the home would have originally had.
FROM CONCEPT THROUGH COMPLETION
Projects run on an hourly, full-service basis, which is especially useful in a home where unexpected conditions behind old plaster walls are common. After the on-site consultation, you'll receive a proposal outlining scope and investment clearly, so decisions stay grounded even as the project evolves.
Each project begins with an inquiry form and a brief introduction to your home and scope of work. If there is alignment, an on-site consultation is scheduled to explore the project in greater detail and determine next steps.
HOW WE BEGIN
CLIENT REFLECTIONS
“Alice did a wonderful job with her design for my Victorian flat remodeling. Her kitchen concept was functional and beautiful and she gave me great direction on paint colors, light fixtures, floor stains and many other details. She is also a terrific project manager and has a strong work ethic, attention to detail, and integrity.”
