designing for the architecture of Pacific Heights
Few San Francisco neighborhoods carry the architectural confidence of Pacific Heights. From gracious Victorian and Edwardian residences to elegant multifamily buildings, the neighborhood is defined by its distinctive architecture, exceptional craftsmanship, and strong sense of history. Here, the individuality of each home is what makes it special.
The challenge isn't adding grandeur. It's knowing what the architecture calls for and what modern life requires. A formal dining room should still be the room your family actually uses on a Tuesday. A soaring entry should still feel warm when it's just you walking through the door. Our work here is largely about restraint: honoring original details and proportion while designing for modern comfort.
We work with materials that complement the architecture, including warm woods, natural stone, and rich textiles chosen for their tactile quality and depth. Whether working with a larger residence or a more intimate home, the goal is the same: to create spaces with refinement and presence that feel appropriate to the character of Pacific Heights.

A TAILORED DESIGN EXPERIENCE
ALICE CHIU
Founder & Principal Designer
Pacific Heights homes often carry layers of history, from decades of living and evolving tastes to multiple renovations over the years. We begin by understanding those layers: what is original, what has been thoughtfully updated, and what is worth preserving, restoring, or reimagining. That understanding guides every decision that follows, from the initial concept through to the final furnishing.
We take on a limited number of projects each year, and every one begins with a conversation.
HOW A PACIFIC Heights RESIDENCE COMES TO LIFE
1. DISCOVERY CALL
A first conversation about your home, timeline, and how you live within your space. Approximately 30 minutes.
2. ONSITE CONSULTATION
We walk through your home together to understand the architecture, natural light, and your vision for the project. Typically 2–2.5 hours.
3. DESIGN PROPOSAL
A clearly defined scope, investment, and deliverables, guiding the project from concept through installation.
4. FULL-SERVICE DELIVERY
Design concept, drawings, and 3D visuals are developed within the studio, with sourcing and full oversight through construction.

An Overview of Working with Miss Alice Designs in PACIFIC Heights
investment IN PACIFIC HEIGHTS HOMES
Pacific Heights projects often involve a significant level of investment, reflecting the scope of the work and the level of craftsmanship involved. Full-home renovations can easily exceed $1M once construction, custom details, and furnishings are included. Alice limits the number of projects she takes on each year so that each home receives the depth of attention the work requires.
TIMELINE FOR PACIFIC HEIGHTS PROJECTS
For many projects, the timeline from signed agreement to installation is a year or more, depending on the scope and complexity of the work.
The size of a home does not necessarily determine the timeline. Smaller spaces can require just as much time when the project involves extensive renovation, custom details, and a fully furnished interior. Custom furnishings and made-to-order pieces can add four months and more of lead time on their own.
Ultimately, the scope of the project and the selection of materials and furnishings have the greatest influence on the timeline.
WORKING WITH ARCHITECTURAL CHARACTER AND DETAIL
Many Pacific Heights homes have been renovated before, sometimes more than once. The work begins by understanding what came before and discerning what should remain, what should be refined, and what deserves to be restored. Original details with integrity are preserved. Where earlier renovations have compromised them, they are rebuilt with the same level of craftsmanship and care that defined the home in the first place.
FROM CONCEPT THROUGH COMPLETION
Our full-service projects are billed hourly, allowing the scope to evolve as the work progresses. This approach is particularly well suited to whole-home renovations, where existing conditions, construction discoveries, and design decisions can shape the work along the way.
Following the on-site consultation, you’ll receive a detailed proposal outlining the scope of work and anticipated investment, so you have a clear understanding of how the project will be structured from the outset.
Each project begins with an inquiry form and a brief introduction to your home and scope of work. If there is alignment, an on-site consultation is scheduled to explore the project in greater detail and determine next steps.
HOW WE BEGIN
CLIENT REFLECTIONS
“Alice started working on the renovation of our residence in December 2021, while the contractor worked from November 2022 through March 2024. Throughout this whole process, Alice had demonstrated a high standard of professionalism. She was very diligent and efficient with responding to our queries. There was no waiting for her response because she was so organized. Her minimum turnaround time was 24 hours considering she had other clients to take care of. We just felt comfortable dealing with her – no frills, no excuses. She would also provide a good analysis and feedback on our choices.”
